1 – Layout/Design
The most important question, what do you want the driveway to look like?
One factor to consider is that by securing your dream driveway you don’t necessarily have to give up your entire front garden. You can opt for a half and half design, or a border around your driveway.
Consider the implications for the road you live on. Will you need a drop kerb created? If so, you need to employ a company that is able to provide this service, hassle free, and who are able to deal or advise on local highway legislation.
2 – Materials
What type of paving would you most like? There are a wealth of materials out there we’ve broken them all down into five general groups:
• Tarmac/Asphalt Paving – Pros: cheap, little maintenance, no regular sealing required. Cons: Basic look.
• Gravel Driveway – Pros: Cheap, attractive, can add security to property as you hear people walking/driving. Cons: Needs yearly maintenance at least, involving flattening & weeding.
• Block Paving – Pros: Durable, long-lasting, available in a range of colours and styles, if one block is damaged it’s easy to replace. Cons: can be more expensive, can require more maintenance than other types of material, can require regular maintenance.
• Pattern Imprinted Concrete – Pros: cheaper than block paving, little maintenance required, one of the strongest types of materials. Con’s: Can get expensive depending on which pattern you choose, repairs are expensive and often unsightly.
• Bound and Bonded Resin – Pros Attractive, durable, available in a range of colours and patterns, little maintenance. Bound driveways are water permeable. Cons: Expensive.
3 – Car Insurance
A representative from USwitch, the insurance switching website, states that “We’ve found that parking on your drive is often the cheapest option” (BBC June 2018), often giving you cheaper insurance premiums that parking in a garage, as then people are prone to paintwork damage. It has been estimated that you can save up to £80 per year by parking on a driveway rather than on the street.
4 – Value added to your Property
According to Estate Agents Chancellors, 84% of potential homebuyers would not event consider buying a home without a driveway. According to a study conducted by online parking marketplace YourParkingSpace.co.uk, creating a parking bay or driveway could add 10% to the value of a property. With the average UK house price standing at £231,422 as of July 2018, this suggests you could increase the sale price of your house by as much as £23,000 through adding a driveway.
Property expert Phil Spencer, the face of Channel 4’s Location Location Location, is even more positive about the impact of off-street parking. He estimates that paving over the front garden to create a parking space could add as much as £50,000 to the value of a property, provided it is located in a “prime city area” where parking is at a premium.
